ARCHITECTURAL CONTROL 

Alterations to the common area/unit

Additions to or remodeling of any common area, unit, patio area, and/or landscaped areas must receive prior written approval from the Board of Directors of the Association. This includes but is not limited to screen doors, awnings, air conditioning units, hot tubs, chimneys, skylights, attic ventilators, and/or any visible exterior improvements.

Changes and/or additions, unapproved or unauthorized, are subject to returning the area to an approved condition and/or a Special Reimbursement Billing covering the Association’s cost for restoring it to an approved condition.

Owners must submit a written architectural request to the management for Board consideration and approval prior to installation.

Homeowners are responsible for ensuring compliance by their tenants.

 

Air Conditioning Units

Air Conditioning units may not be installed in the unit windows or walls.

Owners must complete and submit an Architectural Change Application for review and approval by the Board of Directors prior to the installation. The Owner and their contractor must take all responsibility for any damages to the structure and common area due to the installation. Owners will be responsible for removal and reinstallation if necessary for any Association maintenance issues.

Architectural approval is subject to but not limited to the following:

Roof mounted AC unit must be placed on a fiberglass type base that is approved by local building codes (no wood to roof contact is permitted in order to prevent wood rot and subsequent roof damage)

If local agency permits are required, the owner is responsible for obtaining such permits.

The unit must be placed as close to the wall as is feasible in order to be the least visible as possible from the common area and from other units.

Exposed wiring must be kept to a minimum and enclosed and painted to match so as not to be visible from the common area.

 

Awnings

No awnings, sunshades or walls of any nature shall be erected or maintained on or around any portion of or elsewhere within the Development except such as are installed in accordance with the original construction of the Development, and any replacement thereof, unless authorized and approved by the Board of Directors of the Association.

Doors

No exterior doors may be installed without prior approval of the Board of Directors.

 

Exterior wiring

No resident shall install wiring for electrical, cable or telephone installations, television antenna, machines or air ventilators/conditioning/solar units, etc., on the exterior of the buildings, or that protrude through the walls or the roof of the buildings except as authorized by the Board of Directors of the Association.

Garage Doors

No garage doors may be installed without prior approval of the Board of Directors. Garage door replacements must be a roll up door of composite material with raised short panels. The door must have two vents and a mail slot. No windows are allowed in the garage doors. The owner must paint the door to match the approved color and trim.

 

Laundering

No exterior clothesline shall be erected or maintained and there shall be no exterior drying or laundering of clothes on patios, porches, fences, bushes, or other areas visible from the common area.

 

Lighting

No lighting fixtures may be added or replaced in the common area except with the prior approval of the Board of Directors.

 

Patio Areas

These areas are to be maintained by the owner/resident. An owner/resident shall not attach anything to the outside of a neighboring unit’s patio wall. All plant/tree growth or improvements within the patio area shall be maintained by the owner/resident so that it does not create a nuisance to the adjoining units and/or create an additional liability to other units or the Association.

   

Satellite Dish and Antenna Installation

  • The dish or antenna must be mounted to the fascia board over the utility doors between the garage doors.

  • Dish must be mounted over your own utility door. Do not mount dish to your neighbor's unit.

  • The dish or antenna must be grounded appropriately so as not to present any safety hazard.

  • The Homeowner will assume responsibility for any previous and future consequent damage to the structure or common area due to installation.

  • Homeowners will assume responsibility for removal of satellite dish or antenna as needed for Association maintenance.

  • All wires and cables must follow the line of the trim and not be visible.

  • All wires and cables must be painted to match the siding and/or trim

  • The management must be notified prior to all installations.

 

Screen Doors

No screen doors, sunshades or walls of any nature shall be erected or maintained on or around any portion of or elsewhere within the Development except as are authorized and approved by the Board of Directors of the Association. Screen doors and sunshades must be maintained in good condition.

 

Structural Alterations

 No structural alterations to the exterior of any unit shall be made and no plumbing or electrical work within any bearing or common walls, if any, shall be made by any Owner without the prior written consent of the Board of Directors of the Association.

 

TV Antenna & External Fixtures

 No TV antenna or external wires, fixtures, or modifications are allowed on or within the common area other than those approved by the Board of Directors of the Association.

 

Telecommunications Installations – Cabling and Phone Lines

  • Cable and phone lines must be run on the inside of the unit through the attic if at all possible.

  • If cable or phone line cannot be run on the inside of the unit, the installation must be unobtrusive and not alter the exterior appearance of the unit.

  • If necessary to run cables or phone lines around the building, they are to be buried underground in the common area where it will not interfere with any landscaping or irrigation maintenance. Where the cable breaks through the ground, it will be dressed off in an appropriate manner and firmly secured. The location of where it enters the building should be no more that 12 inches above the ground level.

  • Cable and phone lines must not be run across roofs or overhead between buildings

  • Cables and phone lines must not be run on building surfaces unless they are out of sight (such as behind drain spouts or under the lip of fascia boards).

  • Owner will be held responsible for any damage to the common area due to the installation.

  • Owners will be responsible for removal of cabling and phone lines if necessary for Association maintenance such as painting or roofing.

  • Owners must submit an architectural control form prior to installation.

  • The Board must approve any exceptions to the above guidelines. The Association has the right to demand correction at the homeowner’s expense of any improper installations.

Windows

No windows may be installed without prior approval from the Board of Directors. Windows must be white double paned with or without grids and must meet all current building codes. All window screens must be maintained in good condition.
