Homeowner's Association:
The Homeowner’s
Association is responsible for the repair, replacement and maintenance
of the roof covering, scheduled painting, common area landscaping,
cabana, swimming pool, exterior fencing (that which is adjacent to the
common area excluding fencing between patios), refuse enclosures,
exterior lighting fixtures (except the fixture adjacent to the front
door which is controlled by the homeowner and patio lighting fixtures),
RV parking lot, common area plumbing (up to
and including the shutoff valve), and other utilities up to the lot.
Homeowners:
Each owner owns his lot
including the structure upon the lot and must perform promptly all
maintenance and repair work within the unit, lot, and patio area.
All the repairs of
structural components such as siding, trim, plumbing (up to the shut off
valve), lighting, gas, electric, electrical wiring, sewer lines, phone
lines, HVAC units, fixtures, doors, windows, wood framing, and all other
accessories belonging to the unit/lot area shall be maintained at the
owner’s expense.
The Owner of each Unit
shall maintain the interior of the Unit, including the interior walls,
ceilings, floors, permanent fixtures and appurtenances, attached
garages, and patios within the unit, and the interior and exterior
doors, and the interior and exterior of windows and of any other glass
surfaces in clean, sanitary and attractive condition and in a state of
good repair.
An owner shall
reimburse the Association for any expenditure incurred in repairing or
replacing any common area/unit and/or facility damaged through the fault
of the owner or of their tenants and/or guests.
