The following policy informs residents of the actions that may be taken for violations of Association rules. This includes all violations except leasing violations. It is the intention and the express obligation of the Board of Directors to enforce the Bylaws, CC&Rs and other regulations of the Association to ensure the safety and enjoyment of the neighborhood for all residents and guests. Residents are urged to consult the CC&Rs and Bylaws as well as the appendices to the Bylaws for additional information.

Violations of any policy, rule or regulation may result in actions including, but not limited to:

 First Violation:            

The homeowner will receive a warning letter stating the nature of the violation and any corrective action that must be taken. A courtesy call by a member of the Board of Directors or his/her designee may also be made.                                                                              

Second Violation:

If the initial violation is not corrected or continues, a fine of $50.00 will be levied against the Homeowner’s account. 

Subsequent Violations:                  

Additional fine of either $100.00 per week or $100.00 per occurrence will be levied against the Homeowner’s account until the violation is corrected. 

The Board of Directors may escalate this timetable based upon the severity of the violation. Homeowners are responsible for their tenants and/or guests abiding by the Associations CC&R’s, Bylaws and rules and regulations. Any fines for violations committed by such tenants and/or guests will be levied against the homeowner’s account.
